THE Lagos commercial office leasing market witnessed an unusual trend recently, when the promoters of the brand new Civic Towers announced that the iconic building has achieved 100 per cent occupancy at near asking price.

Strategically located at the key intersection along Ozumba Mbadiwe Street in Victoria Island, Lagos, the iconic Civic Tower, a brainchild of Quantum Capital Partners, a company chaired by Mr. Jim Ovia was constructed by Cappa D’alberto and offers leading corporate organisations, a top quality business environment in a vibrant, central commercial location.

Known as ‘intelligent building’, the Civic Tower, sits a state-of-the-art central communication tower which ensures efficient and seamless communication throughout the building. Other noteworthy facilities at the Civic Towers include a raised floor for electrical cable management on all lettable office floors.

Other features are double glazed curtain wall systems to minimize solar heat gains, plug and play internet facility, water treatments plants, two units of 500KVA Generating sets for alternative power supply; intruder alarm, automated high sensitive fire alarm system, access card control CCTV systems and 6,060 square meters of lettable office areas, multi storey car parking facilities, a jetty, Leisure/Cafe room, drivers’ lounge etc, and 24hour security personnel.

Specifically, the announcement was made by Chief Executive Officer of Fine and Country International (W.A), Udo Maryanne Okonjo, whose firm was picked as exclusive marketing consultant and lead leasing brokers solely credited for identifying top qualified firms under very strict guidelines, and negotiating the long term commercial leases on behalf of the developers.

The global multi-award winning real estate marketing firm made its’ debut into the commercial leasing space in Nigeria approximately 18 months ago, after its’ launch in the Nigerian market seven years ago.

Financial consulting giants and Winner of the 2015 Best Company to work for in Nigeria, Akintola Williams Deloitte are the anchor tenants and first to take possession at the Civic Towers at a hand over ceremony on September 30.

According to the managing Director, Akintola Williams Deloitte, Tawanda Gumbo, the choice of Civic Towers as the new address for the prestigious firm was undisputed, because the Civic Tower provided the optimal future proof location for the firm in light of its’ strategic location within the long term Lagos commercial development plans therefore serving both its’ current and future needs.

The iconic nature of Civic Centre, and the developer profile also matched the ethos and excellence service delivery Akintola Williams Deloitte stands for.

In a handover session between Mr. Gumbo and Fine and Country’s CEO Mrs. Okonjo who officially handed over the keys along with her Commercial Property team, Mr. Gumbo further confirmed that the unobstructed panoramic water front views of the Five Cowries Creek which provides a serene, and therapeutic effect, was a substantial advantage.

He said that the views” was guaranteed to enhance the creativity of their largely young and upwardly mobile talent pool. Convenient and multiple transportation options are also key distinguishing features of the Civic Tower, which provides a jetty transportation by water directly to the office as well as being in immediate proximity of a helipad.”
The remaining multi-national tenants for the Civic Tower are set to take possession by December.
